Founded in 1999, V3 Development Group LLC, formerly Vivify Construction, is a full-service general construction company. Through our twenty-six years of experience, we have taken pride in designing and constructing projects in ways that appeal to the diversity of our Chicago audience. We have developed over 1,200 residential and commercial units throughout the greater Chicagoland area, ranging from single-family homes to 50+ unit residential developments spanning multiple city blocks.
Viktor Jakovljevic
Founder & Principal, V3 Development Group
With over 30 years in construction and development, Viktor Jakovljevic is the founder and owner of V3 Development Group, a Chicago-based general contractor specializing in multifamily and mixed-use projects. For the past 15 years, V3 has been a key player in shaping the West Loop’s transformation, delivering architecturally recognized, high-quality developments that complement the neighborhood’s character.
Originally from Serbia, Viktor immigrated to the U.S. as a teenager, where he excelled in soccer launching a 10-year professional career in the Major Indoor Soccer League and overseas in Hungary’s Premier League. After retiring from soccer, he followed his father’s footsteps into construction—starting as a tile setter and quickly progressing into real estate development.
An early visionary in the West Loop’s resurgence, Viktor facilitated acquiring and developing several large sites in the early 2010s, including projects at 1247–49 W. Madison and 1050 W. Monroe, totaling nearly 200 units. His developments are known for their thoughtful design, strong craftsmanship, and ability to enhance both neighborhood aesthetics and land value.
Today, Viktor continues to lead V3 with a focus on innovative and high-quality urban projects that reflect his decades of construction expertise and commitment to Chicago’s residential architecture.
David Nick
Chief Operating Officer, V3 Development Group
With over 30 years of experience in finance, construction, and real estate development, David Nick serves as Chief Operating Officer of V3 Development Group. He oversees the company’s daily operations, including project budgeting, contractor payments, lender coordination, and scheduling ensuring projects are delivered efficiently and to the highest standard.
David graduated from the University of Iowa with dual degrees in Finance and Management Information Systems and later earned an MBA from Benedictine University. He began his career in banking, managing cash flow and liquidity for a Chicago-area financial institution before transitioning into commercial real estate lending—a field that became his professional passion.
Throughout his lending career, David financed a wide range of projects including mixed-use developments, multifamily housing, and commercial properties. His deep understanding of construction requirements and project scheduling helped keep developments on time and within budget. During this time, he financed many of Viktor Jakovljevic’s projects in the Chicago area, leading to a strong professional partnership and friendship.
In 2015, David joined Vivify Construction as a project manager on the South Wells development and was later promoted to Chief Operating Officer. His combination of financial insight, operational leadership, and construction knowledge plays a key role in Vivify’s continued success in delivering high-quality urban projects across Chicago.
